To build a 64-story luxury condominium with high-performance mechanical, electrical, and plumbing systems.
SCOPE OF SERVICES
To help this client meet its objectives, Marelich Mechanical provided high-performance mechanical, electrical, and plumbing systems on a design/build basis. The project was completed within budget and on schedule.
SOLUTIONS
Using building information modeling (BIM), Marelich worked collaboratively with the owner, architect, general contractor, and all other team members to provide this client with an optimized building systems solution. Early in the project’s development, the team used BIM to address logistical challenges. The BIM model then became an invaluable tool for both the construction process and component fabrication. It was also used by all stakeholders to communicate construction sequencing and methods.
BACKGROUND
One Rincon Hill consists of a 762,000-square-foot luxury high-rise condominium. The tower, which stands 630 feet tall, includes the podium, landscaped deck, spa, and swimming and reflecting pools with four levels of below grade of valet parking. As of 2008, the building, which is the tallest residential building in the United States west of the Mississippi, was officially on the list of the world’s 100 tallest residential buildings.
